Today, the aspects of energy efficiency are becoming increasingly important, considering the foreseeable depletion of energy sources (e.g. natural gas, crude oil) and the resulting significant increase in energy prices. This fact, along with the importance of environmental considerations, urges the construction of more energy-efficient buildings and the appropriate renovation, repair, and modernization of older properties.
It is obvious that it is worth assessing the condition of old buildings before renovation, so that the actual problems and faults can be corrected (to avoid replacing relatively good windows in case of poor insulation or vice versa: performing post-insulation in case of "drafty" windows).
It is also advisable to inspect the construction of new buildings to rectify energy-consuming (and thus later causing high operating costs) construction errors during handover.
One of the most common problems (besides thermal bridges) is the lack of air sealing in buildings. Assembly gaps, faulty joints (e.g. between the roof and walls, during window installations), partially or completely missing vapor barriers in attic conversions, poorly sealed windows can be found. All these errors lead to continuous (unwanted) air exchange in the building, requiring a lot of energy to heat up the incoming air (in winter) or cool it down (in summer).
In addition to thermographic examination of the building's heat balance, it is therefore advisable to identify these air sealing defects as well. The best tool for this is the procedure called BlowerDoor, where a vacuum is created in the building with the help of a fan, and using a thermal camera (only in winter) or an airflow meter (anemometer, all year round), we detect external air entering at air sealing-deficient locations. Furthermore, the airflow can be made visible using a fog machine.
